FARGO (KFGO) – Coming soon; The Dakota Commerce Center, a large industrial park to be built adjacent to the Amazon Fulfillment Center nearing completion in north Fargo. Paul Hyde, of Minneapolis-based Hyde Development, says the purchase closed on a 42-acre site on July 1.
Four buildings will be built on the site, totaling 630,000 square feet, a combination of offices and warehouses. Site work has already started. It will cost between $53 million and $55 million.
Completion of the first 127,000 square foot office warehouse should be completed in January 2022. He says the buildings are constructed for storage and distribution including docks and trailer storage for logistic companies. The building design is made to rapidly move goods in and out for delivery to customers.
The design is similar to the Butler Business Park at I-29 and Main Avenue built by Hyde Development in 2019.
Hyde says there may a mix of lease space that includes some involved with the Amazon distribution center.
Earlier this year, the Fargo City Commission declined Hyde’s request for $5 million in tax increment financing for site development for the project but he says he was able to negotiate both a lower price for the property and the bid for site work and was able to get the model to still work.
