FARGO, N.D. (KFGO) – Three groups have submitted plans to purchase and build a mixed use development on a prime piece of city-owned property at the corner of Main Avenue and 2nd Street South in Fargo. The land is on the site of the former Park East Apartments demolished to build a flood levee, leaving enough space for future development.
Fargo Housing and Redevelopment Authority spokesman Steve Eickoff says the plan is to replace the nearby aging, low income high rise with a five-story building with 40 to 60 mixed income apartments with some commercial space on the main floor. Eickhoff says they’re working with the U.S. Department of Housing and Urban Development but have not yet come up with funding or a construction time line. He told the city Planning Commission HUD has done enough analysis to determine the high rise is not worth fixing. They are now working to gradually empty the building.
The other two groups seeking the property are the non-profit “Beyond Shelter” with a $29 million project and private developer Enclave, with a $20 million project. Both include residential and commercial space. The city finance committee, Renaissance Zone Authority and city commissioners will review the proposals before determining which proposal meets the best criteria set by the city. The minimum purchase price for the land is $541,000.
